Each important and substantial home renovation project requires your full attention. Regular maintenance is necessary for asphalt, regardless if it is installed on the driveway or parking lot. Your maintenance costs will be lower if you do a routine examination of the asphalt surface. But if there are small irregularities and you leave it unchecked for a long time, then you can’t expect to get your driveway or parking lot paving to last you 20 years.  

There are certain things that a licensed asphalt paving contractor could do to ensure that your asphalt pavement is cared for at all times. Here are some of the methods or techniques that they do to ensure that: 

1. Thorough inspection  

A thorough inspection of the asphalt driveway means that its moisture level is checked during summer. When the sun strikes the asphalt, it is supposed to evaporate all its moisture. If it is summer and the moisture content of your pavement is too low, then you have a problem, as it will produce hairline cracks on the surface later on. If those are not addressed, then they will turn into huge potholes. Your pavement must also be checked during the winter. Water should not enter those small cracks because when water freezes, it will widen those cracks. Extra care must be taken when it’s very cold or very hot outside.   

2. Weather checking  

Given the consideration above, paving contractors should always check the surface temperature of the pavement. It must be over 55 degrees to ensure good bonding of the blacktop material. That’s also the ideal time to do some re-sealing. Do not reseal the asphalt if there’s a chance that it will rain. Water would only wash out the sealing.   

3. Surface preparation  

This is an important task when it comes to asphalt installation. Even if you did a good job of installing asphalt, if the surface is not prepared correctly, then all your work would have been in vain. A dirty surface means trouble later on. It will only allow weed or grass to grow. It may also become a reservoir of oil and mud. 4. Cold mix application  

Driveways with tiny holes should be filled out with a cold mix. The inner holes must be cut with a chisel while the rough edges are covered. The use of a patching compound is recommended, and it must be layered at the right size and thickness.   

5. Sealant application  

Huge depressions and cracks are not to be repaired by cold mixes. Instead, they should be treated with sealants. Remove all loose debris and clean the surface of dust. Then, pour the sealant to the level of the driveway. Let the substance to settle, following the manufacturer’s specifications.   

6. Ongoing maintenance  

When all the necessary repairs have been done, then what’s left is providing ongoing care to the asphalt driveway or parking lot. Caring for your driveway or parking lot paving is your responsibility. You have to do it to preserve the look of your property and to avoid expensive repairs in the future.
